Percentage Fees

What It Is: A standard fee structure in buyer advocacy, ranging from 1% to 3% of the sales price.

Pros: Can benefit clients who spend less than initially planned.

Cons: May result in higher overall costs if your budget increases during the buying journey.

Flat Fees

What It Is: A set fee calculated based on an agreed price range, often a percentage of the lower end of that range.

Pros: Provides clarity and predictability in costs.

Cons: May not reflect the actual effort required for higher-end properties.

Retainers

What It Is: An upfront cost to secure our services, applied as a deposit against the full fee.

Pros: Helps secure our services and is adjustable based on the complexity and duration of the search.

Cons: May be a higher initial outlay.

Our Unique Fee Structure

At Insight Property Advisors, we don't believe a fixed 2% fee charged by most other buyer's advocates is fair. We offer a sliding scale depending on the purchase price:

  • For a $2,000,000 home, our fee would be similar to that of other advocates.
  • For a $6,000,000+ home, we negotiate a lower fee, as it doesn't take X times the work to help you if you buy at this level.

Our fees generally range from under 1% for top-tier properties to up to 2% for entry-level properties.

Our Fees for Buying an Investment Property

If you want to buy an investment property, the fees will be lower because these properties are purchased based on numbers and not emotion.

This means we can shortlist potential properties based on return, outgoings and features, leading to fewer inspections as a lot do not qualify money wise and, generally, a quicker purchase.

Vendor Advocacy Fees

When we operate as a vendor's advocate, we don't charge the homeowner - the fee is a portion of the sales agent's commission.

As a vendor's agent, we run the sale process for you, alongside the chosen agent, starting with interviewing and engaging the most appropriate real estate agent and reviewing advertising strategy.

We then oversee the campaign, follow up the agent throughout the campaign, negotiate prices and get a result.
